GOALS OF THE PROGRAM

The request for Feng Shui consultations, often to accompany architectural and design services, is continuously growing worldwide. Now more than ever clients are requesting the ancient art of Feng Shui to be integrated with their designs to help bring them abundance, wellness, and positive growth (as well as give them an advantage on the competition).

Feng Shui is an ancient, natural science that gives us insights on how to create healthier and more successful living and working environments. Because each building is unique, each has to be treated specially. Ultimately all occupants of a building can benefit from it having good Feng Shui.

By learning how to analyze the unique “energy imprint” of a building or property you’ll be able to prevent potential issues by making adjustments with its design during the first development stage as well as give your design that extra something—that “energy glow” that will make the final effect truly unique.

This Advanced Feng Shui Certificate Program will help you address your client’s needs, as well as teach you how to integrate the principles in your own living and working environments. After teaching over 5,000 students at UCLA Extension and at multiple Feng Shui Conferences all over the world for the past 25 years, Dr. Simona Mainini has decided to take her in-depth knowledge of Feng Shui to the next level and create this Advanced Feng Shui Certificate Program for other motivated professionals like herself, and to help them succeed in following their passion about Feng Shui.

Attendees will benefit from Dr. Mainini’s 25 years of skills and knowledge acquired from working full-time herself as a successful, international Feng Shui professional. Her goal for her students is to gain Professional Mastery in Feng Shui.

No previous knowledge of Feng Shui is needed. However, a basic understanding of design procedures and drawing skills are preferred, either manual or by a computer, as you will be working on practical assignments which include both design and floor plans.

FENG SHUI AND HUMAN CENTERED DESIGN IN INTERIORS & ARCHITECTURE

February 18, 2020 by Master Simona

Feng Shui Human Centered Design

Among the multitude of stylistic and technological choices that have become available in recent years, Classical or Scientific Feng Shui or the Chinese Science of Placement, has become one of today’s most fashionable trends for home and business owners. But what truly lies behind this popular, yet mysterious practice?

Properly applied, Feng Shui can help balance the energy flow in our environment. It can enable us to take advantage of favorable environments in positively energetic, healthy and harmonious houses and/or work places.

it’s a very sophisticated form of environmental psycology where you’d consider the person’s personal “energy” (Qi) and then match it to their living and working environment. From landscape design to architectural and interior design features such as colors, lighting and furniture layout, home and business owners can use this ancient secret while they are in the process of building a new house or transforming an old one.

The objective is to transform a house into a dream house, and a work place into a productive and successful environment.

The roots of Classical Yang Sang Feng Shui  (our legacy school of Feng Shui) are very ancient; its basic principles are the same as those of Traditional Chinese Medicine and Acupuncture. It is a natural science that treats the environment as an integral part of the art of living and creates perosnalized design around each building’s occupants.

In the 21th century, laws of physics like electromagnetism, thermodynamics and binary mathematic validated the basis upon which this ancient discipline was created over 2,000 years ago. In addition, the inclusion of Traditional Chinese Medicine in the WHO (World Health Organization) confirms the accuracy of the results obtained over 2,000 years ago thru systematic sperimentation once investigated with modern science. However, the language with which Feng Shui is explained is very ancient and rich in symbols, giving the appearance of a mysterious and obscure discipline. In fact, Feng Shui is extremely practical and straighforwrad, once the proper interpretation is made, and the applications are themselves very clear and sound.

Because of its power and effectiveness, Feng Shui knowledge was traditionally a guarded secret, one that was not accessible to the general population. The teachings were transmitted orally from Masters to a limited number of students; confidentiality was strictly required.

These ancient scholars are the equivalent of today’s scientists. They saw the world as a uniqum in which ‘life-force energy’, or Qi, was the main component. They believed that most illnesses could be prevented and that people’s well being could be preserved and reinforced by applying Classical Feng Shui to ensure a proper flow of Qi in the environment, and Tai Qi, Qi Gong, Shiatsu Massage and Acupuncture to ensure a proper flow of Qi in the body. Like those ancient scholars, today’s Feng Shui masters understand the pattern of this energy flow; they understood that any living creature could benefit from this technique, especially humankind.

Seasonal cycles, locations, orientations and weather conditions could, however, create imbalances. The ancient scholars therefore created formulas that continue to be applied today to understand the forces of nature by analyzing the Qi frequencies and the combination of elements or the lack of elements that make up our environment. They acknowledged that every element in the natural world is constituted of the ‘life force’, or Qi.
According to them these energy types correspond to materials that exist in nature, such as Earth, Fire, Metal, Water and Wood and there is a color scheme that corresponds to each energy type.

Human beings were also analyzed in terms of their elemental energy groups; these analyses determined their compatibility with the surrounding environment and the results were usually subtle or very obvious, direct or indirect. In order to counteract imbalances in the environment and restore harmony to our human-environmental interaction, the ancients applied corrective prescriptions based on elaborate formulae they created.

More recently, studies conducted on geopathological stress (an illness caused by exposure to adverse earth ’emissions’ such as radon or gamma rays) have shown evidence of the relationship between people’s well being and the natural energies. While negative energy can adversely affect the nervous system, the genetic code and the immune system, positive energy can sustain our well being, enhance our ability to counteract stressful situations and increase our potential to succeed.

Properly applied, Feng Shui can help balance the energy flow in our environment, which in turn can enable us to take advantage of energetic, healthy and harmonious houses. As mentioned earlier the objective of Feng Shui is to turn a house into a dream house, or an office into the most productive workspace, by maximizing the health and happiness of the inhabitants. And this is why Feng Shui is the original Human-Centered Design Theory ever created.

3 STEPS TO GET A GOOD FENG SHUI HOUSE

March 17, 2019 by Master Simona

I often find myself property-scouting with clients for properties to buy and live in. Feng Shui was only introduced to the U.S. on a large scale very recently; hence, most houses were not designed with Feng Shui principles in mind.

In most cases, you’ll need some Feng Shui suggestions before moving in, which includes colors, materials, furniture layout, etc. But nothing structural.

In some other cases, and depending on the budget, you may be thinking of a more structural renovation, like adding a master suite or a second floor.

Either way, creating a good Feng Shui house from an existing house where Feng Shui was not taken into account requires less time and it is less expensive than trying to find the perfect Feng Shui house “ready to go”.

The fastest and easier way to do it right is to do it with a professional.
I receive dozens of calls every month by frustrated home-buyers trying to do it themselves by searching online or reading a book. Real Feng Shui is very complicated and it takes years to learn and hundreds of case studies to master.

Now, if you really want to learn it, we are happy to have you in our classes at UCLA or online. You can visit our Feng Shui School site to learn more at www.FengShuiTrainingCenter.com

Or, if you are to busy to learn it, you can hire us to review a property for you and have your solution to a perfect Feng Shui house in a jiffy.

In my experience, here here what most home owners ask for. See if any of them can work for you:

feng-shui-house1) Inspect a Property Before it’s Purchased (to ensure it is a worthwhile building). Some properties need more corrections than others, which implies an increase in budget to do the corrections with. During a pre-purchase inspection I inform my clients on what is needed to be done and they can then get a quote for its implementation BEFORE acquiring the property. This is the most effective way to financially plan your purchase and your Feng Shui improvements all at once. This is done during escrow, or, preferably, before making an offer, which can save you the escrow’s associated costs on the wrong property.

2) Move-In Consultation. This is done after the property has been purchased and happens sometime between the closing of escrow and the moment you get the moving truck at your door. During this time I visit the premises and make recommendations in terms of colors, materials, and furniture layout so when the truck actually delivers your items the walls are already painted in the right colors and you know where to place your main furniture. This is by far the most popular consultation of all.

feng-shui-house3) Renovation Consulting. This is often done after the property has been purchased, and the new owner has  already planned for it, with the associated construction budget needed. It is often done when the property in question is very old, or is in unsuitable condition, or the new owner simply wants to do some structural upgrades to it before moving in. This consultation is more complex than #2 and it could be more extensive and require a larger budget. It will probably involve an architect, or a designer or contractor of some kind as well. From a Feng Shui standpoint, this can also be the most effective way to change the energy of a property by incorporating the Feng Shui corrections during the redesign stage.

What is your situation? Are you buying a new house for yourself and your family? Are you curious to know how to improve your new (or existing) house? We can provide in-person consultations as well as long-distance consultations (thanks to the latest technology resources) and assist you while you are buying your new home, or are getting ready to move into it. Read more about it here

Let us know how we can help you turn your new home into a great Feng Shui home. Email me directly at  Dr.simona@fengshuiarch.com or call us at 310 860 8989.

DOG YEAR 2018 PART 2: BETWEEN NOW AND THE NEW YEAR

October 2, 2018 by Master Simona

DOG YEAR PART 2: BETWEEN NOW AND THE NEW YEAR

As season changes from the Yang expansion of summer toward the Yin in-wardness of winter, some remarkable Feng Shui landmarks are coming up ahead.

This year of the Dog 2018 has proved a bit challenging, especially in this last week as we are approaching October, which is the Dog month. This seem to be indicating an increasing number of bumps on the roads to everywhere. These bumps maybe be slow to pass as we also enter the Three-Sha months for this year too (November, December and January 2019).

Ultimately, the effects of this Dog year, as well as that of the Dog month, will effect everybody, albeit a bit differently, based on different Qi components of each individual house and birth chart. It is one of those time where having a well Feng Shui-ed house really helps.

Having said that, if the year of the Dog has been especially challenging for you thus far – particularly if your Chinese sign is Dog, Dragon, Sheep or Ox – October may be a good time to hit the pause button.

This may not be the best month to take unnecessary risks, as the Qi of the Universe is not supportive.

This include physical as well as financial risks.

Definitely avoid risky sports and activities, careless driving, excessive drinking and eating.

Also, seek calming, nourishing activities like walks in nature, meditation, yoga, spending quality time with friends and family. This will support your psychological and emotional wellness, contributing to maintain good relationship with people around you and a serene attitude. The Dog year is part of the Fire element and can be very volatile and hot headed. So, preventing emotional feelings and circumstances from escalating can make a big difference in your daily life. It will also support your physical wellbeing by preventing all risk associated with excessive stress, and help you in making better thought-thru decision.

Financially or career wise, do not walk out from your job just yet. Nor sign any contract without doing your due diligence and having had the opinion of a third (or even fourth) party. Mistaken made now will probably not take care of themselves, but rather have the chance of coming back and haunt you later.

The Dog Month starts October 8 and ends November 7, 2018.

The Three-Sha Months will follow. These three months will be a very good time for reflection and introspective analysis, as well as evaluating, planning and prepare us for the New Year ahead. It is a good time to catch up with all the loose ends left hanging for the past three years: clear the air, mend fences, and build strong relationships for the future. The slower energy of winter will be very helpful for that.

The Three-Sha months will end at Chinese New Year on February 5, 2019.

As usual, we’ll have a full New Year Forecast in January 2019. Watch out for your invite!!

DO YOU HAVE A FENG SHUI MONEY DOOR ENTRANCE?

May 13, 2018 by Master Simona

The Feng Shui discipline is full of strange and complex names, but only a few stand out as much as the highly coveted “Feng Shui Money Door Entrance.” Contrary to popular belief, in Feng Shui not every front door is a Money Door, nor can you turn any door into a Money Door. It is a rare and wonderful occurrence that favors some buildings and not others. Only about 10% of buildings have a natural Money Door—meaning that without even knowing Feng Shui, the architect randomly hits it right when he or she designs it. Of course, if you are designing a building from scratch with a properly trained Feng Shui Master he or she can recommend where a Money Door should be opened intentionally (without leaving it to just “chance”).

Note: For the consumer’s sake, it is important to state that the amount of training necessary to identify a true Money Door is vastly superior to the average Feng Shui training. I have received that advanced training during the fifteen years of study I have done with my Master teacher, but I have noticed that not every Feng Shui consultant I have met understands the application of this concept, although they have heard of the name. Some will even make up their own version of a Money Door, which obviously is not the same thing I am talking about and I’m not sure how accurate it would be. So please do your research if you are planning on using a Feng Shui consultant to create a Money Door for your building to be sure he or she is qualified to recommend a true one.

How does a Feng Shui Money Door work and what are the expected results?  I’ll give you an example:

I was recently consulting for a client who owned a commercial property that she had been leasing to a video rental business for several years. Sadly, the video rental business never did very well and literally struggled to make rent, even in a high market. And when new technology took over, it pushed it right out of business. My client decided to then rent the space to a different business, a French pastry and coffee shop. The new tenant came in and, following their established formula, redesigned the space to better suit their needs.

In the process, they closed the old entrance (on one side of the façade) and opened a new one on the other side. The new business hit the ground running and has been very successful from the first day of opening six months ago.

I just like this picture very much, but in truth a bit more “red” is preferable (when you have a money door)

My client, who had originally requested a consultation with me for her own residence, was puzzled by this improvement and asked me to take a look at the commercial space, hoping to ensure that the good luck would be consistent in the future.  I did and that is how we found out that during the renovation, with the relocation of the main entrance they closed the old door (which caused delays, accidents, and was not good for business overall) and the new door—a Money Door nonetheless—was opened instead. This was done purely by accident, but with great results at this exact location. If it had been the building next to it or the building across the street even it would not have worked out as successfully. It worked out in this case; out of pure luck!

But how many of us have this kind of luck? Given the low availability of Money Doors around, I can tell you not much. In fact, most buildings designed without Feng Shui planning (which is about 90%) end up missing the Money Door, even if the potential for one is there.

If this was your building, house, or office would you want to leave it up to fate? What if you could control your luck by working with a qualified Feng Shui Master instead? Smart entrepreneurs and business executives usually don’t test fate, which is why they are so successful (I worked with a number of them, in fact). Feng Shui Apple Campus: the Biggest Experiment Since the Forbidden City

July 17, 2017 by Master Simona

Feng Shui Apple Campus

See here footage of the new #AppleCampus in Cupertino.

I can’t wait to see how this one turns out in the long run.

It is not my work, as round shape floor plan is generally considered not good in Feng Shui and I would never let any client take such a risk if I wasn’t sure it was going to turn out 100% good.

The building is huge so maybe the old rationale still apply, or maybe not?…will it have good effect or a bad effects? Only time will tell. I think we can safely consider this the biggest Feng Shui experiment since the Forbidden City. My own participation in the Feng Shui consulting for the Los Angeles Zoo addition few years back is tiny in comparison.

It is $5 billion case study, a very expensive experiment, but great for Feng Shui scholars to see how this very brilliant company will benefit, or not, from it. Keeping my finger crossed for them.

Thank you Steve for taking suck a risk and allow every Feng Shui Master in the world to learn from this!

5 Tips to Buy a Good Feng Shui House

June 20, 2017 by Master Simona

Feng-Shui-House

I have been practicing as Feng Shui Master for 20 years (this month is our firm anniversary) and I have seen many choices of available real estate over the years, both residential and commercial. I also often consult for buyers and developers.

Naturally not every house is alike, so when you are in the process of buying or renting, here are some good tips to follow to make certain that what you are buying is a good Feng Shui house. And, if not that good don’t panic: a good Feng Shui Master can help you fix anything.

1) Good Energy Potential

The first rule of thumb is to determine how a building makes you feel. We are naturally attracted to a building that has good energy– not just a good design, but good potential and specially what we feel is good potential. Whether we know about Feng Shui or not, it is our natural instinct to go by our gut feeling.

Houses that have great energy attract occupants effortlessly, so they are less likely to be on the market for a long time. In my experience this is the underlining reason behind the so-called “curb appeal.”

2) Previous History

When selecting a new house there isn’t a “cookie cutter” approach to it simply because each house is very different from the next. The house orientation is different, its layout is different, the construction time is different. Luckily, as I said, a good Feng Shui Master can help you fix even the worse houses.

What I recommend to my students and clients is what I do myself: When in the process of buying or renting a building first inquire about the history of the previous occupants. If they were successful and moved to a larger or better location that is always a good sign.
If they did poorly, whatever had caused the problems for the previous occupants is more than likely going to effect any other occupant after them in a similar manner.
GOOD NEWS: you can still make a good Feng Shui house out of it by making Feng Shui changes, but will need to consult with a Feng Shui Master to find out what to fix it and determine the cost of fixing it. I recommend doing this before closing escrow, just in case you decide to back out of it if the house is too expensive to be fixed.

3) Long Time Empty or Vacant

Houses that have been on the market for a long time could be a red flag. In most cases a house that has remained unoccupied for a long time will signify that something is wrong with its energy (not attractive to people). In many cases the corrections can be quiet easy, easier than finding a new house if you really love this one and it has everything you always wanted. In this case also Feng Shui evaluation before moving in will also help you decide if the building can be corrected in with in your budget, or if it is more convenient for you to just choose a different one.

4) Great Bargains

When looking at a new house most of us are attracted by a great financial deal, but please look carefully into those. Most of the time if a house comes with a great deal it is because it has been empty for a long time and then you will find yourself back to the case mentioned above. This could also work out to your advantage thou: by paying less for the property, you’ll have some extra budget to do the Feng Shui corrections and end up with a great Feng Shui house after all.

5) Can Any House Be Corrected?

This is the million-dollar question: “Can any house be corrected?”
Since houses are man-made buildings, YES they all can be corrected; however, some buildings require more corrections than others.
Some corrections could just be just cosmetic – colors, materials, furniture layout.
For some could be a more expensive structural endeavors.
The only way to really gauge what a house will need is by doing a walk through visit before moving in to assess the overall quality of the house and what needs to be corrected to make the building Feng Shui proof. This will help you also choose colors, floor finishing and furniture layout.

Overall, it will give you peace of mind and confidence that you are buy a really good Feng Shui house.

I’ll be happy to discuss more on what’s needed for you to get started on the right foot from a move-in Feng Shui inspection of the house you bought to the best time time to begin moving in.

Please call at my office for a consultation at (310) 860-8989 or e-mail me at dr.simona@fengshuiarch.com to set up an appointment.

Good luck in your perfect Feng Shui house search!

FENG SHUI FOR BUSINESS

May 9, 2017 by Master Simona

feng shui for business

Feng Shui for Business

I have often talked about the importance of been prepared– meaning being “business prepared–“ when beginning a new business endeavor.  In that sense, utilizing Feng Shui’s principles in an office or a business location is part of being prepared to eliminate blockages in the ‘energy’ that could prevent you and your business from achieving the goals you’re setting out to accomplish.

Some of you may already have read books on Feng Shui for business– or perhaps read my brief for the Canon Corporation on how to maximize productivity and reduce office stress.    You may have already introduced some elements of Feng Shui in your office design, or perhaps you have gone so far as to hire an expert– hard as it is to find a qualified one these days.

And yet, some of you may still find your business has been a place of challenges both on a personal and professional level. This is usually a sign that something is up at a deeper, more advanced Feng Shui level. And as well intended as we may be as expert Feng Shui Masters turned teachers and writers, it is just too lengthy and complex to address every case scenario in our books or classes for why this may be happening. Have I mentioned before how the energy distribution of each building is based on the year of construction of the said building and its orientation?  This means there are literally hundreds of combinations that give each building its unique characteristics in the way each one affects its occupants. Then you can add to that how each of the occupants may each have a need for more specific colors or materials or desk placement in his or her office based on their date of birth and there you have it– a three variable equation! How many of you really have the patience of going through such training just to set up your office?

So, to make things a bit easier for you, I am going to enlist four major groups of buildings that you may come across when shopping around for a building, when considering where to move your office or business, or where to start a new one. If you have already moved in this can serve as a “check list” to evaluate how good the building you have rented and purchased is and whether it would be a good idea to consider having the consult of a Feng Shui expert to do some “fixing.”

Those who know me have already heard me say several times, mostly about residential, that a building’s energy, whether good or bad, affects its occupants time and again.  That is because each building is created with certain, specific features that have the ability of affecting people on a health, wellness, relationship, and the ability to perform in business level as well as with life in general. So, if a building has great aspects it will affect its occupants in a very “lucky” manner, while buildings that are not very positive will affect its occupants by bringing about challenges and overwhelming obstacles.

Many make the mistake in thinking that a previous occupant’s bad luck may have “lingered” in the building, when in fact it was the Feng Shui’s characteristics under which the building was created– most of the time unbeknownst to unaware designers and architects– that had affected the one or more different occupants over time. So knowing what has happened to the previous occupant(s) of a space can give you some indication of what the building may have in store for you too.

Obviously there are many variables to how having bad Feng Shui could undermine a company’s business efforts, but for the sake of this discussion, I have grouped them into four main categories. Check them out and see if any apply to your office or business location:

Feng Shui for Business Tip #1
Spaces Where Companies or Businesses Seem To Always Go Out of Business

feng shui for businessThis is the most obvious “red flag” you can come across: the building has been affecting occupants with a history of financial problems over and over again– and the older the building, the clearer you’ll be able to see this.  So there’s a very good chance that the same building will affect your business the same way.

A few years ago I helped a client, John, select a new business location for a store. I had worked with him previously, so he was already aware of how accurate and effective Feng Shui had been for both his residence and with a different business that he had opened a few years prior in a different location.

When reviewing the location he had picked out I advised him that the building had a very adverse potential– bad for financial success, but also bad for the occupants relations and I recommended, if he was going to acquire this space, that he planned in the renovation’s budget for some serious structural remodeling (namely removing the roof of the warehouse-type building so that the original, unfavorable energy could be released and updated to a more favorable, current energy.)  After finding out that the previous occupant had gone bankrupt, John was more than convinced of the need for this replacement and set a budget aside for it.

And so he did. However, for this new endeavor, he had joined forces with another, very successful entrepreneur, who, unfortunately, didn’t believe in using Feng Shui.

So while this gentleman did agree on some of the modification I suggested, he opposed the plans to replace the roof. To not upset his new business partner, John reluctantly went along with not doing it.  And so, the renovations were carried on without this crucial part of my recommendations

No sooner had the renovations begun than the trouble also appeared on the horizon– construction was delayed several times and dragged on for several months due to multiple misunderstandings between the architects, contractors, and clients.  By the time the “Grand Opening” came about John and his new business partner had experienced so many “irreconcilable differences” in the business managements and on a personal level that they decide to, resentfully, split. By the end of the year the business was sold and a new owner took over– while John’s other building’s businesses were Feng Shui had been successfully applied were flourishing.

Feng Shui for Business Tip #2
Spaces Which Cause Arguments, Office Politicking, Scandals, Lawsuits, etc.

This is a variation on the previous one. However, this kind of building is a bit more difficult to identify because companies and business in this kind of building may still do fairly well financially, which makes it hard to detect as a Feng Shui problem simply due to the fact that it’s being shown as people who are just not getting along with each other. Nevertheless, it could be something as simple as readjusting the office’s layout to improve the relations between people and, consequently, both productivity and the bottom-line.

Feng Shui for Business Tip #3
Buildings Unoccupied for a Long Time

feng shui for businessThese situations are the most difficult to explain to clients because most of these buildings are usually on the market for an incredibly reasonable price tag and that can lure even the most hardcore Feng Shui aficionado into thinking what we all would think– “It’s a great deal!”  But remember– not all that glitters is gold. If you investigate a bit more you’ll soon find out that your “dream building” has been unoccupied for months, maybe even years, which is the reason for the cheap price. What do you do then?  If you know what’s good for you (and your business) you’ll start doing some more research before signing that escrow/lease agreement.

My suggestion is that you first get your information from a reliable third party, not your or another party’s agent who may know nothing about the building’s history, but rather from the building’s neighbors or the current, “soon-to-be-previous-occupants.” These are among the best third party sources to ask.

I have done this several times, one of which I remember very well.  I had witnessed my client, Bob, completely enthusiastic about a space way larger than what he could afford, but wanted it mainly because it had a very “sweet deal” attached to it. Based on the year of construction I was given the place looked like a dream come true– a great space with an excellent price– which made me suspicious. When I asked the real estate agent who occupied the space previously I was told that the space had been empty for seven months– which made me seriously suspicious. I had to convince my client to take 24 hours to think it over so I could find a way to collect more information. Since we were away from Los Angeles I couldn’t rely on any of my usual sources, so we sent one of Bob’s employees to have a friendly “chat” with the occupants of the office suite right next door. There we found out that the building had indeed been empty for seven months because the previous company had gone bankrupt and its guarantor was still carrying out the lease for them. So think about whether or not you’d like to get one of these supposed “deals” for yourself and your business.

Feng Shui for Business Tip #4
Buildings That Have Been in Business Since the Beginning of Time and They’re Still Thriving

feng shui for businessNow it probably goes without saying that these are the best buildings ever. You can think of them as coming with a “Feng Shui Warranty.” They may need to be “tinkered with” to accommodate your business and maximize its potential, but you know a good potential is there to begin with.  And this is the kind of building I recommend my client to always look for. But the trick is there are not very many of them around. Only about 25% of buildings designed and constructed without keeping Feng Shui in account end up having good potential, and they still need tweaking afterwards! So imagine what happens when you just “choose” your business or office location without keeping Feng Shui in consideration. Are you really ready to deal with the unknown?

Having said that, do you know now what’s in your building?

FENG SHUI FOR REAL ESTATE INVESTMENT PROPERTIES

February 13, 2017 by Master Simona

real-estate-investment

I recently did a consultation for a large apartment complex in Alhambra, CA. In this particular case my “client” was the real estate investment company who had just bought the complex rather than an individual client occupying only one of the units (as a tenant). Concerned about the predominant presence of a strong Asian community located there, my real estate investment client wanted to ensure that all “cultural requirements” were addressed during the renovations of the entire property (which included four buildings and 162 units in all).

So, you might ask, is the Feng Shui of a property someone is buying for investment purposes only (a.k.a. business gain) important? After all, the investors do not plan to live there, right?

The answer is “Yes! It is very important”. Often, what we attribute to poor management are instead poor Feng Shui issues.

When you acquire a property and you are planning to derive financial income from it, the Feng Shui of that property is also just as important.

If it is rental space (residential or commercial alike), making sure the property has good Feng Shui will assure that your tenants will always do well, and hence be able to pay their rent, reduce turn-over and be able to maintain market value. In addition, experience shows us that buildings with good Feng Shui need less maintenance because things don’t break down as much (with less headaches and expenses for the landlord). So, as you can see you can have good karma and good R.O.I. too.

If the property has good Feng Shui, your tenants will feel very comfortable in the space and will stay longer (minimizing your turn-over). Moreover, when these tenants leave, the amiable energy of the property will naturally attract more tenants faster than if the property didn’t have good Feng Shui.

Wouldn’t you say these are all valuable benefits for an investment property?

real-estate-investmentIn my long career as a Feng Shui Master I have consulted numerous times for people looking to rent new spaces for both residential and commercial, and I noticed that the properties remaining vacant have often bad Feng Shui. And what does a “good” building manager do when there are vacant spaces in their building? They lower the rent to keep all the units occupied. And thou it is a standard practice, it also results in loss of income for the landlord.

It also doesn’t solve the underlying problem of the building itself, and so though people do move in, they then either aren’t happy there or do poorly and run out of funds — and end up moving out or worse, staying for free. Which, again, results in a loss of income for the landlord. This is not a management problem, it is a Feng Shui problem.

So, what did I do for my current investment company client to ensure this does not happen to them?

I gave them some sound Feng Shui recommendations on how to enhance the property overall from a Feng Shui perspective to raise the energy of all four buildings using colors, materials, water, and some minor structural improvements that will ensure not only the wellness of their occupants, but also the success of this particular investment. And if they pair this up with a good marketing team, I expect units in this complex will never be vacant for long.

FENG SHUI HOUSE RENOVATION: NOT A GOOD ONE

October 24, 2016 by Master Simona

feng-shui-house-ronovation
I was called in a couple of days ago to consult on a recently renovated house in Pacific Palisades, California. The owners—let’s call them Alex and Jill—had moved in only six weeks prior with their two children and, so they told me, a string of “unusual business losses” had suddenly unfolded for the husband and one of their two sons was having a “horrible time adjusting to the new house” whilst their second son had suddenly began receiving daily notes from his teachers lamenting “bad behavior and difficulty with other children.”

Those of you who read my newsletters regularly are probably rolling your eyes right now and thinking “there you are—evidence that the energy of the house needs adjusting” and you are right. After consulting on it I found that the house had some serious problem that needed urgent fixing. That was not an issue, they came to the right place for that.

But what is peculiar about this particular case is that I had also found out that the entire renovation had already been designed upon another consultant’s Feng Shui recommendations. The owner’ scope for renovations was significant, and so was the budget, and several design choices were made specifically based on this previous consultant’s recommendations.

I am not going to go into the details of who the consultant was and what was not pointed out correctly. However, it serves to say two main points about this particular situation:

1)            The previous consultant came from a spurious background, meaning: she mixed and matched some elements of Traditional Feng Shui with those of Western Feng Shui. This is very rarely, if ever, a good idea. Traditional (and Scientific) Feng Shui differs significantly in its application than any other derivative of Feng Shui and they often contradict one another. In addition, aspects of Traditional Feng Shui are extremely complex in their applications and one should be very fluent at it to know what aspects take precedence over another. Based on her applications I can tell she wasn’t proficient in it, and hence the directions she gave were inappropriate for the building and its occupants, in some cases, even conflicting.

2)            To make matters worse, this particular consultant had no proficiency in space planning or any experience in design either. How do I know that? Because the recommendations she made didn’t make any sense from a design stand point either. For example, one of the sons belongs to the Wood element in Feng Shui. This means his ideal sleeping direction is East. By no means should a Wood element person like him be sleeping with his head lying towards West. But instead, his bedroom was designed so that the only position the bed could fit was with the headboard on the West wall. Closets, windows, and built-ins were then added in around this during the renovation. But how easy would it have been for a properly trained designer to see on the plans that the headboard was in the wrong place for a Wood element, correct it, and THEN place windows, closets, and built-ins around it? For a trained person, this would be a blink of an eye. For a ‘civilian’, a nearly impossible. Yet, I see this every day with my students: those with a design background could work on a project like this, but those without a design background can only analyze houses that are already built and have difficulty recommending appropriate design changes.

In addition, the house had significant Feng Shui problems due to the original time of its construction which took place forty years ago. If I had been the consultant, it would have been my first priority to acknowledge how this renovation was going to possibly modify its earlier “energy issues” and provide concrete, easy solutions on how to turn the Feng Shui of the house around while under renovation and within the client’s budget. Instead, this was not done by the first consultant and as a result the house still carries the same problems it had even before the renovations began.

“Can they be fixed now?” Some of you may be wondering.

The answer of that is twofold: Yes, we can correct the home’s problems by eliminating what works against Alex and Jill and their two sons and make the house the best it can be for them all. However, we cannot turn it around from bad to good in the same way we could have done while doing the actual structural work or without doing further, expensive structural work for which there is no more budget left at this point.

In short, Alex and Jill did the right thing by wanting to have their home consulted on by a Feng Shui consultant when they first decided to do renovations on it.  However, they missed a big opportunity by not having a properly trained, qualified consultant working on their house in the first place and they are now trying to do the best they can to feng-shui-house-renovationcorrect that for the benefit of their whole family.

FENG SHUI FOR CAREER SUCCESS

March 8, 2016 by Master Simona

feng-shui-for-career-successWhen we plan Feng Shui for Career Success, we are planning for financial success, but also for much more than that.

What makes the difference between a “career” and just a ”job” is that in a career we invest our passion, our dreams and our plans for the future. It is not just a pay check, is a long term relationship with other people and circumstances that will help us grow as persons as well.

Hence, part of planning your Feng Shui for Career Success involves activating your talents, your leadership, your business charisma, and your cooperation abilities.

For years, I have watched as my students attend professional classes with the desire of helping others by using Feng Shui either as professional consultants, or as designers with Feng Shui proficiency. In the process, they also discovered Feng Shui can be useful for them, to improve their own lives and their own career.

As soon as my last Advanced Feng Shui course was completed last year, half of the students were off moving into new places that they can now pre-selected thanks to what they learn in the Advanced Feng Shui course.

Eventually they all moved into excellent Feng Shui homes. In within few weeks after moving in these new places, they all experienced extraordinary miracles in their lives, lot of them related to their careers.

Here are some of the success stories they shared with me (I am changing the names for privacy purposes):

  • Mary, who works full time for a famous nation-wide corporation got the promotion she has been waiting for the last two year.
  • July, who run her own professional business, experienced an increase of customers while at the same time being offered a full time job in within the same field field by a larger competitor.
  • Maria, was placed in an unpaid “leave of absence” by her company before taking our course and wasn’t sure if she would ever get her job back. She did get her job back, and shortly after she got a rise too.
  • Doan lost his job shortly after relocating across country to take it. After the Feng Shui chages, he was hired back by the same company. An offer which he refused, to accept instead an offer by a different company for his “real” dream job.
  • Jen, an interior designer, was hired by a Los Angeles firm where Feng Shui services are in high demand.
  • Racheal has become a real estate agent and helps investors finding building they can fix and flip effectively while creating good karma for these same buildings (and future owners) thru her Feng Shui expertise.
  • Miko, Belinda and Gabi also interior designers and architects, have expanded their services to specialize in Feng Shui and are now busy around the clock while continuing our Mastery Program to gain professional grade proficiency.

These are only few of the success stories our students have experienced after applying Feng Shui in their own lives.

We invite you to join us for our upcoming short webinar on Feng Shui for Career Success coming up on March 15 and for our Professional Certification Webinar Course in Advanced Feng Shui starting on April 12 and see for yourself what Feng Shui can do for you and for your career.

I am looking forward to having you in our Feng Shui Classes!!

GOALS OF THE PROGRAM

Simona_Mainini_Feng_Shui_MasterThe request for Feng Shui consultations, often to accompany architectural and design services, is continuously growing worldwide.

After teaching over 5,000 students at UCLA Extension and at multiple Feng Shui Conferences all over the world for the past 20 years, Dr. Simona Mainini has decided to take her in-depth knowledge of Feng Shui to the next level and create this Advanced Feng Shui Certificate Program for other motivated professionals like herself, and to help them succeed in following their passion about Feng Shui.

Attendees will benefit from Dr. Mainini’s 20 years of skills and knowledge acquired from working full-time herself as a successful, international Feng Shui professional. Her goal for her students is to gain Professional Mastery in Feng Shui.

No previous knowledge of Feng Shui is needed. However, a basic understanding of design procedures and drawing skills are preferred, either manual or by a computer, as you will be working on practical assignments which include both design and floor plans.

Year of the Monkey 2016: How to Prepare for it in the Chinese Calendar

January 27, 2016 by Master Simona

year-of-the-monkeyEvery year, the Chinese New Year is about a month off from the regular, Gregorian New Year. This year is the year of the Monkey and it is going to be on February 8, while the “Spring Stand” is on February 5.

In Feng Shui, the “Spring Stand” is a particularly big deal, even more so than the Traditional New Year. This is so because February 5 is the midpoint between the Winter Solstice (December 21) and the Spring Equinox (March 21). This is the official time when the Yin-ness of winter ends and the Yang-ness of spring begins. Hence the definition: “The end of Yin, the beginning of Yang” (hence the term “Spring Stand”).

So, what does it all mean?

It means that the energy of the previous year is fully exhausted and that as of February 5, the New Year’s new, vibrant energy is going to come in, like a newborn baby.

This is why, if you have done any business with Hong Kong or Asia, you have noticed that the month of January in general is not a good month to start any new business ventures—contrary to us in the West where we love to implement our New Year’s resolutions on January 1.

This is an acknowledgment that the energy globally is exhausted and so what is the point of starting something new now? You might as well just wait until after the Chinese New Year and the Spring Stand when the energy is fresh and vibrant.

But how do we prepare for it to make sure we get the very best out of this New Year’s energy?

Below I have included the 4 main things I recommend for all my clients to do. In addition, this is the perfect time to have a Feng Shui Consultation for your home or office to make sure the New Year will support your living and working environment at its best.

Also don’t forget to attend my Free, Live, 1 Hour Online Webinar for the 2016 Feng Shui Forecast, the Year of the Monkey, on February 3 at 11 AM, PST.

Here are my 4 key tips on how to prepare your house and yourself to receive the prosperous vibrancy of this New Year:

  • Go through your house, garage, office, and any building you own and discard anything that is broken or unfixable. Even things you have meant to fix for a long time but have still been left sitting there forever (because you didn’t have the time); they all have to go. And I mean everything: clothing, furniture, bikes, cars, or anything that has just been sitting there collecting dust; either fix it or toss it now. For every one of these broken or unfixable items is holding back a piece of your energy if you let it continue to just sit there. However, the simple act of fixing or letting go of these items will release the quantum particle of your own energy you have left trapped in them. This is a technique to bring more of your own energy back to you.
  • Ideally, this is the very best time for spring cleaning. Though you may have already done so in preparation of the holidays, this is a spring cleaning with a purpose. While you are actually dusting off, brushing up, and polishing up things, you are also removing stagnant energy from every room of the house and opening up the space for the life-force of the New Year to come in. I promise you’ll feel the difference immediately!

P.S.: This and tip 1 above are not a martyrdom exercise. You can have a professional organizer, your housekeeper, or your friends and children help out. If fact, often because they are not as attached to the items involved as you are in the process, they may help you move through it all faster and more effectively. The real point is “just get it done” however you can.

  • Next, redecorate some areas based on the new Feng Shui energy. When I consult with you on your house, I will tell you where the best locations are and where the bad locations are throughout it. This way we can fix or avoid the bad spots and rearrange the furniture so you can spend more time in the good areas instead of the bad ones. In the process, we may also shift some of the furniture from room to room too, so you’ll have a house makeover in addition to an energy makeover. (You will not need to buy new furniture, unless you want to.)
  • After doing all this work, take a few minutes to sit down and think about people and circumstances in your life that are broken, especially ones that upset you a bit (or a lot) over the past year. Can they be mended? Relationships are not like furniture. Most time it is easier to fix them than replace them. Can you do that? What would it take for you to do that? Holding a grudge into the New Year is a sure way to guarantee the same problem or circumstance will continue on. Could this be a good opportunity to fix what is broken with the relationships involved in your life? No matter how bad things are, if you are willing to make amends and kindly allow others to do the same with you, there is no relationship that can’t be fixed (even if fixing it means finally letting it go). This is especially true if we are late into our years in life; for if there is life, there is still hope. Don’t let it get too late. And what if they don’t want to mend the relationship with you? As long as you have honestly done all you could to mend your side of the fence then there is nothing more you can do. (Just be honest with yourself in the process and make sure you really are doing all you can.)

Why is it so important to fix all these things before the New Year starts? Because the newly arriving energy of the year can either be supportive for you or not supportive. If you are stuck for a whole year with unsupportive energy all things that are precarious in your life—physically, health-wise, and in your relationships—will come back to haunt you. You can bet on that! And there’s nothing better than preventing the drama from happening just by doing these 4 tips.

And don’t forget to attend our 1 hour, Live Online Webinar on the 2016 Feng Shui Forecast, the Year of the Monkey, on February 3 at 11 AM, PST.

Let me know when you’d like to schedule your consultation for the New Year. Since you are cleaning and decluttering your space, you might as well let me tell you how to rearrange your furniture now too for maximum benefit for this New Year! Call me at 310-860-8989 to schedule an appointment. See you soon!
